Custom Built Homes
Building a new home is a daunting idea for many, an idea full of questions and unknowns. Instead of ruling it out, we’re here to help shed light on some common questions people have about building a home.
Design-build is a method to deliver a project in which the design and construction services are delivered by the same company. The streamlined communication process from one team to the other provides an efficient, unified flow of work from concept through completion. This encourages innovations from the designer and builder working together to deliver a better project than initially imagined.
We get this question very often. Home pricing is based on many things, number of floors, type of architecture, overall SF, interior and exterior features, etc. We work with our buyers to build them the best home possible that falls within their budget and beyond their expectations.
Not necessarily. It depends on your tastes and the choices you make for your home. A speculative builder may choose finishes or products that are less expensive to keep the price competitive, if you choose the same quality of finishes and materials, your home would be in the same price range.
Depending on the requirements for each project, (septic, well, etc.) the time frame can range from 5 months to one year. This timeframe is inclusive of State and County permitting delays.
As this is a “custom” home, we understand that changes to the initial scope of work are often requested. A revised scope of work is handled by change orders in which additional costs and/or credits are calculated after both the customer and contractor agree.
We are licensed in the state of Florida and can work in any county in Florida. We do however work primarily in Hillsborough, Polk, Pasco, and Manatee. Please give us a call if you are outside these counties.
Home Renovation Projects
Every remodeling or new home project is different. Let’s talk and we’ll try and give you an estimated time frame.
Typically, yes. We rarely come across municipalities that don’t require a permit for the larger remodeling projects that we provide such as bathrooms and kitchens.
While working closely with Curtis and a drafter/engineer, you, as the client have the final approval of the drawings. We provide all the guidance and direction needed for you to obtain the construction and/or remodeling that you desire.
This can be a tricky question, but we always advise our customers to set aside additional funds beyond the anticipated cost. Unforeseen issues, including bad framework, outdated wiring, and rotting wood can result in additional costs beyond those outlined in the proposal. We always try to limit these expenses and predict these problem areas well in advance. However, issues can arise beyond our control that need our immediate attention. No matter what may happen, our team will do everything we can to “make it right”.
Estimate: This is just that: a rough range of the costs that you’ll incur during your project. It will likely change as the design and your material selections are refined. This gives the client a better sense of how much they should set aside for their project before we move forward to nail down the exact specifications of their project.
Proposal: This is a detailed price which is typically based on visits to our client’s home. It will include the exact design plans, labor and building material costs, and a detailed project scope. Our staff and our client’s will both sign off on this proposal before any work takes place.
